Can sunken concrete be lifted instead of replaced?
Often—but the drop alone does not decide it. The American Concrete Institute says slabjacking can raise a settled concrete slab-on-ground or fill voids beneath it, while cracking, distress, binding, continuing settlement, and finished appearance can make replacement or another evaluation the better answer.
Measure it. It takes a minute.
Lay a straightedge—a level, board, or yardstick—across the joint where one slab sits lower than the next. Measure the gap at the low side with a tape or ruler. Write the number down.
Then take two photos. One close to the joint. One from farther back, showing the whole surface and where water runs.
That gives the provider a repeatable number and enough context to ask better questions.
What does your measurement tell you?
The measurement describes the change in level. The federal accessibility thresholds below apply only where the ADA Standards govern the route; they are not a residential lift-versus-replace rule and do not determine whether a slab can be leveled.

When is lifting the wrong answer?
We would rather tell you now than after you have paid for a site visit.
ACI is direct about the limits. Slabjacking can level a slab, but it does not correct underlying poor soil conditions. If settlement is still occurring, the slab can settle again. A slab can bind and refuse to move as intended. If finished appearance matters, the patched injection holes remain visible.
Replacement should stay in the discussion when the concrete is severely distressed, materially crumbling, or broken into pieces that move independently. Movement in the building itself needs a different evaluation; this page does not turn a sunken driveway into a remote foundation diagnosis.

Why does concrete sink around Rockford?
Concrete can drop when the support beneath a slab changes. ACI identifies settlement, erosion, flooding, shrinkage of the soil or base, improper compaction, drying, and sub-base erosion as possible causes, but a map or photograph cannot establish the cause at a specific Rockford property.
What can a map not tell you?
A citywide soil description does not tell you what fill, base, utility trench, drainage path, or prior excavation lies beneath this slab. ACI says soil conditions should be determined before slabjacking. That means a condition assessment at the property—not a claim based on a neighborhood or city name.
Can flatwork move without proving the foundation is failing?
Yes. Driveways, sidewalks, patios, stoops, and many garage floors are slabs-on-ground, and movement in that flatwork alone does not establish that the building foundation is failing.
If movement is also visible in the building, say so when you call. That may require a different type of evaluation rather than a flatwork-leveling request.
Why does water matter?
Look at where downspouts discharge, whether a garage-apron joint has opened, where water pools, and whether the surrounding ground sends water toward the slab. These are observations to report, not a remote diagnosis.
Continued erosion or support loss can lead to renewed settlement. Injecting material beneath the slab does not automatically correct the water source or the underlying soil condition.

What does concrete leveling in Rockford, IL cost?
No website can set a Rockford quote without knowing the slab, scope, access, and proposed method. ACI’s 2010 field guide says slabjacking is often less than half the cost of constructing a new slab, but current national publisher estimates overlap much more: HomeGuide lists mudjacking at $4–$9 per square foot, polyurethane foam at $8–$25, and slab replacement at $6–$15.
Those figures are national context, not Rockford prices or promises. They show why lifting can save money on one job while foam or replacement may make more sense on another.

Does your slab need mudjacking or polyurethane foam?
Mudjacking and polyurethane foam are material options within slabjacking. ACI describes cementitious and polymer-foam grouts, but the material name does not replace a condition assessment; the provider should explain what the proposed work is intended to lift, support, or fill.

Will concrete leveling stay level, or can it sink again?
There is no honest universal lifespan. ACI says the added weight of grout can contribute to further settlement, a slab can continue to settle when the soil movement has not ended, and continued sinking may point to poor compaction, erosion, or shrinking support beneath the concrete.
The durable answer starts with the cause, not the product label. The provider should explain the suspected cause, what the proposed work addresses, what it does not address, and the exact warranty terms.
What should the warranty actually say?
Do not accept “we warranty our work” as the complete answer. Ask for:
- How long the coverage lasts
- What amount or type of movement is covered
- Which drainage, soil, erosion, water, load, or site conditions are excluded
- Whether labor, material, and return visits are included
- Whether the warranty transfers if the property is sold
- How a problem must be reported
- What remedy is provided if covered settlement returns
- Whether patched-hole appearance is covered

Why is this not a do-it-yourself repair guide?
We do not diagnose slabs over the phone or publish step-by-step lifting instructions, because the hazards are real.
ACI warns that slabjacking uses material pumped under pressure high enough to lift concrete, that pressure can spike when pumping begins, and that grout can migrate into sewers, utility lines, drains, or other unintended spaces. It also warns that binding can crack or buckle a slab and that a sudden release can cause violent movement; resulting misalignment can leave slab replacement as the only corrective action.
That is what a qualified provider evaluates before drilling. It is not a rental-equipment weekend.

Do you need a permit to level concrete in Rockford?
Rockford requires permits when constructing or reconstructing driveways for one- and two-family properties, and the City says curb cuts and sidewalks also require permits. The reviewed City pages do not explicitly classify every private slab-lifting repair, so confirm the job-specific requirement before work when a driveway approach, curb, sidewalk, or public right-of-way may be involved.

Who handles the utility locate before drilling?
Illinois law defines drilling as excavation. For normal nonemergency work, the excavator must provide notice through JULIE at least two days—but no more than ten days—before excavation; JULIE says those days exclude the day of notice, weekends, and JULIE-recognized holidays.
Ask the provider who will submit the locate request and verify the electronic positive responses before drilling. ACI separately warns that slabjacking material can travel into sewers, utility lines, or drains instead of lifting the slab.

How do you check a concrete contractor in Illinois?
Rockford says general contractors are not required to be licensed, and the Illinois Attorney General says general contractors are not required by state law to be licensed. That means a generic “licensed contractor” claim is not the trust shortcut here; verify the business identity, applicable insurance, written scope, permit responsibility, contract terms, and warranty instead.
Ask for the business identity in writing
The proposal should identify the business that will enter the contract, receive payment, and perform or subcontract the work. Ask for its business name, address, phone number, and the name that should appear on the check or payment record.
Ask for insurance and any right-of-way bond evidence
Ask for current insurance evidence tied to the business doing the work. If any part of the project reaches Rockford’s public right-of-way, the City’s current application says the contractor must have proof of insurance and bond on file before a permit is issued.
What does Illinois require for residential work over $1,000?
Under the Illinois Home Repair and Remodeling Act, before covered home-repair work over $1,000 begins, the contractor must provide a written contract or work order for the customer’s signature. It must state the total cost, list parts and materials with reasonable particularity, include any estimate charge, and state the contractor’s business name and address; a contractor using a post-office box or mail-receiving service must also state a residence address.
For a contract over $1,000, the contractor must provide the Home Repair: Know Your Consumer Rights pamphlet before the contract is executed, and both parties sign and date the acknowledgment. For a covered contract of $1,000 or less, the pamphlet is still required, but the written acknowledgment is not.
The Act’s definition excludes maintenance, service, or repairs under $500. It applies to other covered work at a single-family residence or a residential building containing six or fewer units, and it does not apply to original residential construction or repairs to buildings containing more than six units.
What if an uninvited salesperson sold the work at the home?
Illinois gives a buyer age 65 or older a specific cancellation right. When an uninvited solicitor sells covered home-repair or remodeling services at the buyer’s home, the buyer may cancel by notifying the seller within 15 full business days following the day the contract was signed.
That rule matters before signing a driveway or concrete deal at the door.

Is concrete leveling the same as mudjacking?
Concrete leveling is the result. Slabjacking is the process of raising a slab, filling voids beneath it, or both by injecting material under pressure. Mudjacking uses a cementitious grout or slurry; foam jacking uses polymer foam.
Is concrete leveling cheaper than replacing the slab?
It can be, but not on every job or with every method. ACI’s 2010 field guide says slabjacking is often less than half the cost of a new slab, while HomeGuide’s November 2025 national figures place mudjacking at $4–$9 per square foot, foam at $8–$25, and slab replacement at $6–$15. Can cracked concrete still be lifted?
Sometimes. Crack pattern, distress, independently moving pieces, binding, and expected future movement all affect the decision. ACI says slab removal and replacement should be evaluated as an alternative based on the current cracking, distress, and anticipated movement.
Will the injection holes show?
Yes. ACI says the holes remain visible after repair. Its field guide lists typical diameters of 1-1/2 to 2-1/2 in. for cementitious grout and 1/2 to 3/4 in. for polymer foam.
Does sunken concrete mean the foundation is failing?
Not by itself. A sunken slab-on-ground does not establish that the building foundation is moving. If the building itself also shows movement, say so and seek the appropriate evaluation rather than treating it as an ordinary flatwork-leveling request.
Can concrete leveling be done during a Rockford winter?
ACI says slabjacking can be performed in virtually any weather, but that is not a promise that a provider, material, or job can be scheduled in every condition. The provider confirms weather limits, material requirements, site conditions, scheduling, and return-to-use instructions for the proposed method.
How long does concrete leveling take?

Can you level concrete yourself?
