ACI's 2010 field guide adds one comparative statement: slabjacking is often less than half the cost of a new slab. None of these figures is a quote; square footage, void volume, access, method, and minimum charges move real numbers, and the written quote for the actual slab controls.

Sunken Concrete Photo and Measurement Checklist

Use this checklist before calling. No email is required.

  1. Surface. Which slab moved: driveway, sidewalk, patio, stoop, garage floor, or something else.
  2. Panel count. How many sections moved, and whether they move independently.
  3. Measured drop. Lay a straightedge across the joint; measure the gap at the low side with a ruler. Write the number and the date.
  4. Cracks. Where they run, whether they are hairline or open, and whether pieces rock underfoot.
  5. Water clues. Where water stands or runs after rain — toward the house, the garage, or a drain.
  6. Access. Fences, gates, slopes, or interior locations that affect equipment access.
  7. Photos. One close to the joint with the straightedge in frame, one from farther back showing the whole surface and the water path.

Rockford rules worth knowing before concrete work

  • Driveway/sidewalk/curb-cut permit: $79 for one- and two-family properties, or $106 for 3+ family, commercial, and industrial properties, plus $10 per foot of curb to be cut.
  • Separate right-of-way permit: $55; lane-closure, structural-review, inspection, and other right-of-way charges may also apply.
  • Classification questions: Construction and Development Services, 779-348-7174 (permits) or 779-348-7176 (inspections). The reviewed City pages do not expressly classify every private slab-lifting repair.
  • JULIE locates: Illinois law (220 ILCS 50) requires a locate request — call 811 — before drilling or excavation.
  • Written contracts: The Home Repair and Remodeling Act (815 ILCS 513) requires a written contract for home-repair work over $1,000.
  • Contractor licensing: Rockford says general contractors are not required to be licensed, and the Illinois Attorney General says the same of state law — compare business identity, insurance evidence, written scope, permit responsibility, and warranty language instead of a generic license claim.
